Overview:

11North Partners is seeking a highly motivated Investment Analyst to join our dynamic and entrepreneurial Investment team. This individual will play a critical role in supporting the sourcing, underwriting, and execution of real estate investment opportunities across multiple asset classes. Key Responsibilities

  • Lead the financial underwriting and evaluation of acquisition and development opportunities, including construction and maintenance of detailed Argus Enterprise and Excel-based models incorporating DCF, IRR/equity multiple analysis, waterfall structures, debt sizing, and scenario-based sensitivity analyses.
  • Evaluate investment opportunities through comprehensive cash flow analysis, market research, and risk assessment to support investment committee decision-making.
  • Develop independent perspectives on market rents, tenant demand, absorption, operating assumptions, and valuation trends through direct engagement with brokers, owners, lenders, tenants, and other market participants.
  • Lead transaction due diligence efforts, including review of leases, operating statements, property-level financials, third-party reports, legal documentation, and tenant credit.
  • Coordinate transaction execution processes across legal, financing, accounting, operational, and third-party diligence teams to support efficient closings.
  • Prepare investment memoranda, underwriting summaries, and committee presentations that clearly articulate investment thesis, business plan execution strategy, key risks, and projected returns.
  • Assess capital structures and financing alternatives, including senior debt, mezzanine financing, preferred equity, and joint venture structures.
  • Track market dynamics, retail sector trends, comparable transaction activity, and capital markets conditions to sharpen investment judgment and sourcing initiatives.
  • Support acquisition sourcing efforts by maintaining active relationships with brokers, owners, lenders, and other industry participants.
  • Analyze property operating performance, including revenue trends, expense assumptions, capital expenditure requirements, lease rollover exposure, and tenant credit quality.
  • Assist in asset-level financing, refinancing, recapitalization, and disposition activities as needed.
  • Participate actively in investment committee discussions and collaborate closely with senior leadership on portfolio strategy and execution initiatives.
  • Position will offer increasing leadership responsibility over underwriting processes and junior team workflows as the investment platform grows.

 

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Economics, or related field required. Strong academic credentials are expected.
  • 3+ years of experience in real estate private equity, acquisitions, investment banking, commercial brokerage, or a related institutional investment environment with direct exposure to commercial real estate transactions.
  • Advanced financial modeling and underwriting skills required, including experience building complex, auditable acquisition and development models from scratch.
  • Proficiency in Argus Enterprise and Microsoft Excel required.
  • Strong understanding of commercial real estate valuation methodologies, capital structures, joint venture economics, and debt markets.
  • Direct experience underwriting retail, mixed-use, or commercial real estate investments strongly preferred.
  • Demonstrated ability to manage multiple live transactions and workstreams in a fast-paced, deadline-driven environment.
  • Strong commercial judgment, intellectual curiosity, attention to detail, and ownership mentality.
  • Excellent written and verbal communication skills, with the ability to synthesize complex analysis into clear and compelling investment recommendations.
  • High level of professionalism, integrity, and execution capability expected.

 

Compensation

  • Base salary range of $150,000 to $175,000, commensurate with experience.
  • Total compensation includes a discretionary performance-based bonus.
